How can I flip a house the right way with not alot of money to start with?
In a couple weeks I will be taking real estate classes to get my sales persons license. I just turned 22 years old and I’m only working a part time job while enrolled in school. I have plans to have my license to sell real estate by the beginning of next year. In the mean time I am really interested in flipping a house durring either the winter or beginning of spring. Is it possible for me to do on my own? Should I get a buddy to join me in the investment? Also, a main question is how would I get financing to pay for the home and the construction to be done? Help me please! Thanks.

Welcome to the biz. Lesson one: Find an investor. Flipping a house takes money and since you are brand new, you likely don’t have any. Finding someone who does would eliminate the need for financing. Lesson two: learn about the business of flipping houses before you dive in.

What kind of company would hire 40 something that worked in family business for 25 years?
I worked in sales and management. No college education. Just real life education. So, what are my chances if my family business goes under?

It doesn’t matter that it was a family business. You have 25 years of experience, period. There’s no specific kind of company that will or won’t hire you, though another family business might value the fact that you have the family biz experience.
Times are tough, so if you don’t find a job easily, it may be that rather than your qualifications. But look for jobs where your experience would be a fit, an asset. Maybe focus on companies that were your suppliers, your customers, your competitors, or are in the same industry or a related one.

It sounds like a scam. There are no real home-based data entry jobs, only rip-offs.

what are some financing options for buying commercial real estate?
I would love to buy a retail location for my biz but I would need 20% down… in my area it would be 40-60 thousand $$$ down… ouch! I currently lease. Are their any other options for me aside from taking on partners?????? Would building be an alternative, or would the same rules apply?

If you occupy 51% or more of the property you can get an SBA loan with 5% to 10% down or less.
