Your Questions About The Real Biz

Mary asks…
Can a real estate broker also be an agent and a real estate appraiser?
My husband is looking into joining the real estate business. He is interested in doing many things and was wondering if he gets certified for all of them, could he market himself as an all in one business to do appraisals, as well as being a real estate agent and a broker?

Jere answers:
Your query is like asking [no offense intended] if a doctor can advertise him/herself
as a physician and as a nurse at the same time. YES. SHOULD NOT.
Confusing.
Thus, he can be either an appraiser and a salesperson or
an appraiser and a broker.
In most states, there are 2 levels of brokers–associate and designated.
A DB runs an office and has agents [aka sales people] working for him.
When he does biz as an appraiser, he needs to disclose that he is also
a broker.
To be a broker, if he is not an atty now, he must be a salesperson in most
states for 3 yrs first and then, take the broker’s exam.

Thomas asks…
On average what does a real estate agent make in and around New York City area?
I want to move to New York area in a few years. What about a real estate broker? I currently live in Santa Barbara, Ca so high cost of living won’t be a shell shock.

Jere answers:
Starting out the avg one makes around 30-35k if you are good you can make 70-100k and then if you are better you can make the big bucks. In general they say you double your salary every year you work in the biz.

Joseph asks…
How can I target real estate agents in an online advertising campaign?
My goal is to buy banners on websites that real estate agents in Rockland, Orange and Westchester Counties in New York consistently visit. All suggestions are greatly appreciated.

Jere answers:
The Google Adwords ad network has the option for you to have your text or banner advertisements to only appear on specific web site you select, ideally these would be both local and important national reality biz sites. Keep an eye out for those google ads. Adwords also has IP address geo targeting available so you only pay for visitors from a specified area, regardless of the location of the site they are visiting. Of course the original adwords form, ads on google search results pages might work but you are limited to search phrase and geo location matching, (placing ads on industry site is more likely to attract only agents)
Adwords is not the cheapest but has better targeting than some other self serve advertising.
Facebook also has good demographic targeting, you can show ads to only members who have real estate interests who live in a city within a specified number of miles from yours. An ad can be setup that is only seen by people with Real Estate Agent on their Facebook page, might give a small number of results but wold be worth the money.
I know there are people marketing training courses who use old fashioned post cards to reach agents, you can rent highly targeted mailing lists for roughly 10 cents a head.
A search of Nextmark.com turned up “3,838 real estate ageny business mailing lists.”

Daniel asks…
How do I find bank owned property jobs such as repairing/finishing real estate?
I am a contractor and I am looking for work such as repairing real estate for banks that own a property. I am currently in North Carolina. Any help/suggestions?

Jere answers:
There are a few websites online where you can find that information for project up for bid. If you are specifically looking for bank contracts, you should contact the REO department at the bank that you are looking to work with. Real estate owned or Other Real estate owned department (REO)
Type in a search in any search engine for construction alert or bid aleart.
Good luck.

Steven asks…
What qualifications should I have to make it in Commercial Real Estate?
I would like to know where I could find more information on how I can become involved with Commercial Real Estate. I have some interest in the research portion of the field, but i would like to do sales as well. I am aware of the requirements for getting a Real Estate license, but where do I go from there to get started? Thank you in advance.

Jere answers:
You do not need any special designations, although they may be helpful. The CCIM designation mentioned by someone else is costly and time consuming to get (although valuable). Another excellent designation is the SIOR (society of industrial and office realtors) designation, but you must achieve high volume levels and be in the business a minimum of 5 years, so it’s not one of the ones you get just starting out.
If you are interested in the research end of the biz, go look at the larger firms (CBRE, Cushman and Wakefield, NAI, Grubb and Ellis etc). Look in your local yellow pages or online for some of the larger firms. The larger firms have more resources for research departments. They may also be willing to train you for sales.
If it’s just sales, you may want to consider a smaller firm.
Good luck,
