How to get Real Estate licence in Texas?
Hi everyone,
I like to know if anyone can help me or point me in the right direction. I would like become licence Real Estate agent in state of Texas. I Like to possibility do it online … does anyone have any suggestions where is the best place to start. just FYI i do have lots of collage credits . so any help i would really really appreciated it.

Jere answers:
In all states, the process is almost the same;
but NEVER EVER take the RE courses on line; here is why!
Students have questions and answer as they understand;
that is helpful for other students to hear and listen to reasons.
Fiduciary is an odd animal and
language in real estate is both simple and complicated.
By doing stuff on line, you get no guideance. That is horrible.
Real estate is both very static and very dynamic. IF you mess
up at the oddest time, you are liable for a fine. OR you can be
sued.
Do as much as you can in person
application
private RE school attendance
pass their test[s]
apply to state for license
get finger print card
take state contracted test
pay license fee
from start to finish, allow 1 mo but it can be done in 3 weeks
for me, I studied like a crazy man between the end of the
school test and the state test.
When I was ready for the broker’s test 3 yrs later,
I found a CD AFTER I passed the school’s test.
I took the CDs tests 16 times
then I took the state test and passed it
then you have to decide
do you want to be a listing agent
dual agent [dumb as a rock but still legal]
buyer’s agent
commercial agent
ag agent
cemetary agent
time share agent
biz broker
and do you want to join NAR [very expensive and useless]
luck to u
yes, I can guide you further if desired

The benefits of a real estate license in Arizona?
I am going to an appointment tomorrow to talk about getting my real estate license. I just wanted to know what people thought about getting it. It costs so much to even get with all the tests and what not. Is it worth it? Is it easy getting jobs?

Jere answers:
I am guessing you are going to visit a large franchise office, ie., Century 21, Remax,
or any of 100 others, or even an independent office.
I am the first exclusive buyer’s agency in AZ.
I deal in all aspects of RE.
You may be given the choice to decide between
listing
buyer’s agency
dual agency [the dumbest thing ever invented]
commercial
industrial [about the same thing]
land
cemetary plots
time shares
biz
luck
[I think personally that NAR, national assn of Realtors is a joke!]

Nancy asks…
Does a 45 yr old stand a chance making it in the music biz?
My boyfriend is 45 & he still thinks his band is going to get a big record contract. I don’t think it’s likely, and I think he should get a real job and have the music as a hobby. What do you think?

Jere answers:
As long as you can pay the bills… Give him a chance. But he needs to perform where the ‘right’ ppl will see him. Even if you have to tell the ‘right’ ppl where he is performing.
My son thought playing the trumpet was his calling. New $500 trumpet and 6 months later, he realized that he had to practice 8-10 hours a day, then perform. It wasn’t fun any more.

John asks…
What are the exact steps 2 start an online biz. selling items that can be dropshiped? what is a good item/s?
I’m looking to set up a good online store selling & focusing on one class of items (electronics, jewelry, office supplies etc.) that can be drop-shipped so I don’t need a warehouse at least in the beginning. Eventually, if needed, I will rent/buy a warehouse. I want to go full force creating a real professional website with a big marketing campaign with the search engines. (I am not looking for those websites that set you up & give you a list of drop-shippers that sell everything etc…..) I want to know the best way how to go about this & exact steps to take to set this all up and for ideas of what to sell or a good source that will help me in all this.

Jere answers:
Have you ever heard of ebay? You would not have to start from scratch, and they already have a large international customer database, and a paypal payment system.

What does it take to become a professional singer?
Does anyone have any real advice for me on how to achieve that? It has been a dream of mine for a very long time. I have classes set up at a music school and I am hoping to learn a lot from it. Any kind of feedback would be appreciated. Thanks!

Jere answers:
Good for you for signing up for classes. A lot of people on Yahoo! Answers just want to know a magic way to ::pop:: suddenly become famous (not everyone, but still…). You recognize that it takes time and work (and you didn’t even ask how to become famous. Yeah!). The Cinderella stories are the popular ones because everyone wants it, but the majority of singers, performers, etc. Work long and hard before they have a secure job. And even then, show biz is not the most stable work. Be prepared.
Make the most out of the classes you signed up for. LISTEN to the teachers and your classmates. Constructive criticism is something that everybody asks for, but no one really wants to accept. At least that’s been my experience. Your teachers and peers aren’t out to tell you how horrible you are, they want to help you get better at what you love to do. Accept their thoughts for what they are worth and then decide what works best for you. Remember these are suggestions. In the end it’s your job to decide what you think is best.
Keep practicing. Get more lessons. Sing whenever you can. Join choirs, hire out for weddings (or even offer to sing for free), call up radio stations and ask if/when they will be recording those little jingles and send them your resume. You’ve got to get your name out into the community and start looking for jobs. Ask other area singers how they find jobs. I’m a theatre person and in my area there’s an emailing list you can join that sends out all auditions, tech jobs, etc. Networking is a wonderful thing. Keep track of the names and numbers of everyone you meet. You never know when they might be able to help you.
Audition, audition, audition. That’s all I can say. I don’t know much about the agent stuff, but I know how best to get the education and experience needed to then take the next step.
Good luck!
FYI: I went back to look at the other answers. Bwlobo’s answer is actually a list of things NOT to do. Seriously, it’s one of those email things, like: “You know you’re from Nebraska when…”. Don’t listen to a word, though you might try doing the opposite of them. ^_^
