How important is it to negotiate a commercial lease?
Looking to lease a suite at a strip mall for our small biz startup, and everything we’ve heard and read says to negotiate not just the lease price but also the terms within the lease. Is it really important to negotiate the lease? Can leases be altered to be fair to both parties? What types of terms and conditions should be in the lease?

Jere answers:
Get a sample lease from the landlord. In a strip mall, you’ll be exclusively leasing the space which you occupy plus a non-exclusive use of the parking lot, garbage container, landscaping, etc. The charges for maintaining these things are called “Common Area Charges” and are paid for by the tenants each months as a function of the percentage of the center which you occupy.
In addition, you’ll be paying a pro rata share of real estate taxes and assessments, if any. All the above things are paid for by the landlord and charged back to all the tenants. The landlord does not make any money off of these. Also, he has to pay for management to the tune of about five percent of gross income.
What the landlord gets from the tenant is “net rent”. What the tenant pays the landlord is “gross rent” which includes what goes to the landlord plus the common area charges. Now what’s to negotiate? Just the amount of rent per square foot you’ll pay monthly, any cost-of-living charges the landlord wishes to include, tenant improvements should the landlord be willing to put them in for you in order to customize the space to your use and free rent to both entice you to occupy the space and to allow you time to fix the space properly to start your business.
A comprehensive answer to which I’ll add: Shop around to assure yourself that the landlord is charging market rents and that his strip is located such that you can have a viable business.

Why did all the women who replied to my post start hating?
I was keeping it real and all the women just killed me. About 2Min’s ago my question was, After I cum I tend to walk the women I sleep wit to the door, and don’t want to be bothered. I got all women who were so mad at that when if u think about it none of these girls belong to me and Im single. Why so emotional???? Why cant we fuck go home fuck and roll without drama?

LOL! Women and girls do not belong to anyone, ever.
When you only treat women like an object they tend to dislike that. You only want to do your biz up in their nethers, and then walk them to the door and be done with them – its the way you’d throw away kleenex after you’ve blown your nose into it and now its good for nothing else, as far as your concerned.
Usually, after they hook up, women like to hang our, cuddle, talk, it is an emotional thing for them.
If you’re up front that you’re only looking for a fvck-buddy, rather than wooing them and making them think that you’re interested in them as a person, then you’ll get the women who are like you, hedonistic and only in it for the nut. Then those women will be glad to walk away once she is as done with you as you are done with her.
It’d be like you need a job and some guy who owns a store is all interested in you. You show up for work, the first thing is he needs you to unload a truck – so you do it. Then you go to him to see what is next and he walks you to the door and sends you on your way because he no longer wants to be bothered by you. His needs have been met, so bye bye…
How would you feel? He just used you to unload his truck, He was never interested in you.

How do i download youtube videos into my phone?
I have a micro sd card for my phone, Other than zilatube, how do I download? I first download to real player then try dragging it to my sd card but it wont allow to do it. If zillatube is the only way, please give specific directions, for all ways too please. This includes any other website.

You have to download and convert the youtube video to mp4 or 3gp video at first, then you can copy the video to the sd card for your phone. If you don’t know how to do that, I think this youtube tool would help you do the job, it’s legal and works pretty well.

How do I care for a leather jacket? Can I just armor all it?
Its not the greatest jacket in the world, but It’s not that well worn either And its not that old . The style is casual sport, not a biker style where well worn would look good. Anyone in the drycleaning biz could tell me if I armor all it…can a good dry cleaning leather treatment reverse anything I do to it that might be bad? How bad could it be if I armor all it? I do it to the leather in my car at least 5 times a year. Please help. Details would be nice ….plus how you know this info!

If it’s real leather then go to a shoe store and pick up a can of saddle soap it’ll soften the coat and perserve your leather for years to come. If you keep using vinyl dressing it will dry the leather and evenually start cracking!, saddle soap is the best thing for any type of leather!! You can also try a place that sells saddles for horses!, for the saddle soap in a can, it looks like a can of shoe polish!.

Where do I start if I went to get into real estate?
I am a college senior and want to start to get into the real estate market and obviously need to start off small somwhere. What kind of properties or apartments do I start at?
I go to school in Albany and live in the NY/CT area

Jere answers:
First, start by interviewing local brokers. They will make it out like they are interviewing you, but in reality you are interviewing them! Look for someone that will offer you training, etc. And they won’t have a LARGE HAND in your pocket.
When you talk to them, tell them that you are looking to get into the biz and you are just trying to figure things out. They will instruct you further as to your local requirements, etc.
